Our duties to you
• We will advertise the availability of your property through our Village Real Estate website, weekly email blasts to our database of realtors and prospects, and local newspapers.
• Process the application and verify the credentials of the prospect.
• Collect and retain appropriate security deposits in a security deposit trust account as required by state and local law.
• Negotiate, execute, and enforce leases on your behalf.
• Institute and prosecute actions to enforce all lease provisions. Upon your approval, we will obtain legal advise at your expense regarding compliance with any law affecting your property.
• Make every effort to collect rents and other charges due.
• Evaluate the need for, schedule and disburse funds
for, and on your behalf for; maintenance, repairs, alterations, and all other services necessary to maintain your property.
• Maintain accurate records of all monies received.
• Submit a report each month of all income and expenses.
• Submit end of the year reports and IRS required 1099s.
• Survey your property before and after move ins.
• Abide by fair housing laws.

Compensation
Management Fee - 10% of gross rent
New Lease Fee – rent for one month or a minimum of $600 whenever the property is leased for a six month period or greater.
Lease renewal fee – Two hundred dollars or 25%, whichever is greater.
Not interested in Renting?
We know you WORRIES!
• Property Safeguard is an alternative to renters or house sitters. Take the worry of leaving you home unattended while you are on vacation for an extended period of time, or relocating.
• With weekly walks we make sure that your home is secure, well ventilated, and mail is picked up.
• We will schedule lawn care and maintenance if needed.
• Cleaning and bill pay is available for an additional fee.
Property Safeguard is available for a monthly fee of $75 a month.
Bill pay is offered for a monthly fee of $50 plus cost of utilities a month. (An initial reserve fund setup of $500)
Sparkling (Dust, fluff, and vacuum) service can be provided:
